2009 Building Systems Councils Chairman’s Note The current housing market is the worst and most challenging
we’ve seen in decades. Companies are being forced to make tough
decisions to survive the economic downturn that has impacted the
national and world markets. At a time when builders are looking to
reduce overhead and outsource tasks, the importance of building
systems as a residential business solution is crucial. No other
business management decision can have the positive impact on a
builders’ bottom line that utilizing appropriate building system
technologies can. Systems-built homes are constructed to the same code standards, and reflect the same (or enhanced) quality levels as site-built construction, but are completed in a fraction of the time and in controlled environments. BSC members combine computerized design with precise craftsmanship and assembly techniques to create concrete, log, modular or panel structures that rival (and often surpass) site-built homes. The resulting structures, or components, arrive at the construction site engineered to precise specifications. Using a BSC member, and employing systems-built housing, takes the guesswork out of completion times, reduces costly weather exposure, saves on construction financing and reduces the amount of construction waste. It also provides an environmentally friendly, “green” or “sustainable” form of building construction. The financial savings earned by using systems-built construction technologies are realized by builders, and can be passed along as a benefit to buyers. Aside from financial savings, sustainability advantages and construction efficiency, systems-built homes have been lauded for their appealing designs and inherent structural strength. The evolution of Computer Aided Design (CAD) adds unique detail, intricacy and plan versatility to concrete, log, modular and panelized homes. Additionally, the use of in-plant, state-of-the-art manufacturing techniques and quality control provide significantly higher levels of assurance that are passed onto the builder—and ultimately the consumer. I’m confident that any systems-built home would be a welcome addition to a builder’s portfolio and a strong, efficient and appealing home for all buyers. All council members are bound by the Building Systems Councils Creed to ensure the quality of their homes and to promote membership goals of providing technically precise, visually appealing and structurally resilient building systems and products. The evolution of systems-built housing is evident; residential modular construction numbers are at historic highs, log homes now account for a measurable portion of the nation’s custom homes, the benefits of panelization are being embraced by builders across the country and concrete building systems are rapidly increasing in market share.
