Financing building systmens needs

Banks in my area say NO going in the door to construction lending. I know they are thinking stick building spec homes and they are loaded with forclosures. But when I say No that is not what I do. I show them pictures of million dollar home and say on a 2,000 sq ft or less we need about 35% of the contract when we get the building permit and another 30% in 30 days and we will go to closing within the next 30 days which will be paid for by the clients mortgage. Then they look at me and say " is this a modular? OH We don't do them either" and we are done. One small bank is working with me but does not cover most of the area needed. It isn't credit or other business items.
