Announces the newest community the Town Club at Windermere just north of Atlanta and its being built using Modular Building Systems over 220,000 sq ft total 187,000 of MODULAR .
Founded in January, 2005, Almquist Hansen, LLC specializes in creating “Luxury Lifestyle Communities” for active seniors. “Lifestyle” is what we sell. “Communities” are what we create. Our communities are generally 150 to 200 rental units with lifestyle amenities including private dining, a wellness center and day spa services with a massage room and hair salon, house-keeping, clubroom lounge and game facilities, pool-cabana-hot tub areas, business center and library, outside gardening and activities center, and in-house activities coordinator – whom we affectionately call our “Cruise Director.”

What we are not! Our communities are not nursing homes. They are not AL (assisted living). They are not CCRC’s (continuing care retirement communities). To reside in our community, you do not have to assign or sell any nest-egg assets. Our communities are not hotels, but we are inspired by the older, upscale retirement living of the late 1940’s and 1950’s found in New York City at hotels such as the Waldorf Astoria. Our communities are IL (independent living) rental apartments for people 55 years of age and older who are fully ambulatory and capable of living independent of any assistance from others. Most of our residents will be active adults primarily 75 years of age and older.


This specialty, senior niche which is the focus of Almquist Hansen, LLC, allows seniors the opportunity to re-think their active adult years. Research indicates that seniors who are happy and live positive, active and healthy lifestyles will live seven years or longer!


The senior population in greater Atlanta expands daily. Market data indicates that currently, almost 50% of Atlanta’s senior residents will move into the Atlanta area. Many of these seniors are being labeled “half-backers” because as retirees, they moved south to Florida and warm climate states, only later to move “half-way” back to the Atlanta area to live near their children and grandchildren. Also, the recent hurricanes along the Atlanta and Gulf Coasts are driving many seniors to North Georgia, Tennessee and North Carolina. \

The decision to convert to modular has been a long 7 year process that’s been brought along by Grant Smereczynsky and Building Systems Network LLC. Through his new PRO-Homes America model Grant has guided us down this path and if all goes well where not looking back. Building with Modular Building systems just makes good financial sense .

◦In addition to providing savings on interest, a short construction time allows for a faster reaction to market demand. A developer who uses modular construction will likely have a finished product available for rent or purchase before competitors who are using on-site construction.

◦Modular ' appraisals, insurance, rents, appreciation and resale values are similar to stick built homes. "My personal feeling is that the resale value of modular will eventually...surpass that of stick and site built because of the quality that goes into them.

◦The controlled environment also eliminates the common problem of "sick building syndrome" or toxic mold because the material is never wet, snowed on or rained on.

◦Using "green" modular for sustainable living using renewable products and resources are growing in popularity. The green products are 10 to 20 percent higher in cost than regular construction, not including the cost of solar panels, but they are becoming more and more cost effective

◦Multi-family modular construction offers an especially interesting investment opportunity because of the speed of construction and the return on investment. "There's really not much difference in the cost per square foot of a delivered unit between multi-family and single family.

◦The fast construction process means multi-family developers can receive three to six months of additional rent. For a property with four units renting at $700 per month each, that would be between $8,400 and $16,800 extra from the start, along with savings in debt service and savings of approximately 15 percent on construction costs.
