Financing building systmens needs

Banks in my area say NO going in the door to construction lending. I know they are thinking stick building spec homes and they are loaded with forclosures. But when I say No that is not what I do. I show them pictures of million dollar home and say on a 2,000 sq ft or less we need about 35% of the contract when we get the building permit and another 30% in 30 days and we will go to closing within the next 30 days which will be paid for by the clients mortgage. I never knew the words construction and modular would cost me so much money. Banks say NO to both. .
